Rental Enquiries
Submitting an enquiry does not guarantee availability or confirm a booking.
We will respond to your request as soon as possible, within 24 hours, with more information, availability, and next steps.
Booking Confirmation
A booking is only confirmed once you have received a confirmation email from us and the required payment and/or deposit has been received. Details about prices, check-in/out instructions, and Terms and Conditions will be included in the booking confirmation.
Payment Terms
To confirm your reservation, a 50% deposit is required immediately after booking. No booking is considered confirmed until the deposit has been received. The remaining 50% balance must be settled no later than one week prior to your scheduled arrival date. For bookings made within one week of arrival, full payment is required upfront at the time of booking. We accept Electronic Funds Transfer (EFT) for all payments, or ask us for other options. Payment details will be provided upon booking confirmation.
Cancellation Policy
Cancellation terms will be communicated at time of booking and may vary depending on season and booking platform. These will be clearly outlined in your booking confirmation. Late cancellations or no-shows may be subject to a cancellation fee.
Check-in / Check-out
Check-in from 15h00, check-out by 10h00.
Where possible, flexibility may be offered, especially out of season, but we kindly ask to arrange in advance.
Guests and Use of Property
No more people may stay than stated in the booking, unless agreed in advance.
Guests are responsible for keeping the house and shared spaces clean and in good condition.
Off-Grid Living
All units operate fully off-grid using solar power and filtered water systems. Guests agree to use electricity and water mindfully. High-powered appliances should not be used after sunset, and usage should be limited during overcast days. The tap water is not fit for consumption, and do not be alarmed of the slight brown colouring as this is due to the natural tannins in the river. We will provide you with some Reverse Osmosis (RO) healthy drinking water during your stay.
Pets
Pets are allowed by prior arrangement only. *Note: There are other dogs on the property that roam free. All pets stay at the guest’s own risk and responsibility.
Pets are not permitted on beds or furniture. Guests are responsible for any damage, cleaning, or disturbances caused by pets. Guests must declare that all pets are well-trained, socialised, and fully inoculated against rabies. Please declare if your pets have not been neutered or spayed.
Smoking
All units are non-smoking. No smoking allowed inside.
Smoking is only allowed in designated outdoor areas. All cigarette butts must be safely disposed of in the bins provided and not on the ground or in the veld.
Noise
No loud music is permitted. Please maintain quiet after 22h00 (10pm) and be considerate of other guests at all times. Noisy vehicles are not allowed without prior permission.
Fire & Braai/BBQ Use
Portable braais may be used with care. Guests are responsible for fire safety at all times and must ensure fires are fully extinguished. Fire restrictions may apply depending on weather conditions. All fires and braai/BBQ must be fully extinguished with water after use and never left unattended. Please take extra caution with fires, especially on windy days, due to the high fire hazard. In the event of a fire getting out of control, please use the fire hydrants provided.
Communal Areas
Please leave all communal areas, including ablutions, braai/BBQ and fire pit area, clean and as you found them. Do not leave personal items scattered around.
Waste & Recycling: Please use the marked bins for recycling (tin, glass, plastic, cardboard) and general non-recyclable waste. Place all organic waste in the designated organic waste bins.
Rural Environment & Safety
TinyStayOffGrid is located in a rural, farm-style setting with uneven terrain, rocky paths, wildlife, free-roaming animals, high decks, hammocks, and one cabin with steep steps and no railing. Do not walk on unmarked trails. Guests acknowledge that the environment carries inherent risks. Rocks in the river are very slippery; please take extreme care. Children and pets should always be supervised.

*Be aware of snakes, spiders, and other wildlife. In the event of a snake or scorpion bite, drive directly to Swellendam Hospital and call a doctor whilst on the way.
Liability, Indemnity & Assumption of Risk
By booking with TinyStayOffGrid, you acknowledge and accept the following:
You are entering the property and using its facilities entirely at your own risk. We are not responsible for any loss, theft, damage to personal belongings, or accidents that may occur during your stay. You assume full responsibility for your own health and safety and that of any minors or pets in your care.
You accept all risks associated with our off-grid location, including but not limited to injury, illness, or property damage arising from the natural environment (river, embankments, wildlife), off-grid systems, or recreational equipment (such as hammocks, braai areas, decks etc).
You understand that despite our efforts, there may be risks associated with other pets on the property, including potential for fights or disease.
You agree not to hold TinyStayOffGrid, its owners, or staff liable for any such incidents, except in cases of gross negligence or intentional harm.
You hereby indemnify and hold harmless The Gaia Sanctuary Pty Ltd, its agents, officers, employees, and volunteers from and against all loss, cost, damages, expense, and liability resulting from your use of the property, including death, sickness, injury, and disease to any person or pet, or destruction to property.
Damage & Breakages
Guests are responsible for any damage caused during their stay beyond normal wear and tear. Please report breakages as soon as possible.
Right of Admission
We reserve the right to refuse or terminate accommodation if rules are not respected. Entry to the property is restricted to invited guests only; trespassers will be prosecuted. We reserve the right to ask any person to leave the property should their presence be objectionable or constitute a danger.
Privacy
By submitting the form, you agree to our Privacy Policy and consent to us storing and using your information to respond to your request and manage your stay.
